Hey everyone, I’ve been really fascinated lately with alternative construction methods like rammed earth, SIPs, Passivhaus, and even off-grid builds. I’m thinking about doing a small sustainable project on my property in Victoria, but I’m totally overwhelmed by the approvals and compliance stuff. Has anyone here actually gone through the OBAVIC https://obavic.com.au/ owner-builder approval process for these types of projects? I’d love to hear practical tips or what to expect before diving in.

I totally get the feeling—you’re not alone! I actually went through OBAVIC for a small Passivhaus extension last year, and the process was surprisingly straightforward once you know what to prepare. They are really detailed about structural plans, energy efficiency, and safety compliance. For example, when I submitted my SIPs panel design, they wanted very specific insulation and air-sealing documentation, which took some time but was worth it. The biggest thing I learned is to communicate often and provide as much detail upfront. Honestly, having a checklist before submission saved me so much stress, and I recommend getting familiar with their templates and certification requirements early—it avoids weeks of back-and-forth. The other tricky part is making sure your local council is aligned, because sometimes they ask for additional site-specific info beyond OBAVIC, so double-checking at the start avoids surprises.
